Understanding Leasehold, Hak Pakai and PT PMA in Bali
Foreign buyers commonly hold Indonesian property one of three ways: Leasehold (Hak Sewa), Right to Use (Hak Pakai), or through a PT PMA foreign investment company.
Leasehold (Hak Sewa)
The most straightforward route. LUX leasehold properties are commonly sold with an initial 20-year lease with options to extend.
Hak Pakai
A right-to-use title available to foreign individuals holding an appropriate Indonesian visa.
PT PMA
An Indonesian foreign investment company, typically around AUD $2,500 to establish and usually operational within around 14 days. It suits investors building a portfolio or operating commercially.
